Elevator Update

The new elevators are coming!  The equipment will be delivered the week of September 6th and work will begin the Monday after Labor Day.

Schedule:

9/13  Work begins on first car

11/8  First car is completed

11/9  Work begins on second car

1/15/11  Project completed

 

Annual HOA Meeting

As a result of his upcoming orthopedic surgeries and period of recovery, Joe felt he would not be able to serve effectively at this time. September Board Meeting

Wireless Update

The Board decided to change our wireless internet service provider at the April Board meeting.  The new company is Contract Data.

They installed new equipment in May.  We have been very happy with the results.  It is important to note that we have had ZERO problems with our wireless
internet service since Contract Data assumed providing the service for us.  They monitor their equipment 24/7 and are proactive about any support issues.

We have not had to call them to fix equipment and because of the equipment redundancies they have built into our system our service
has not been affected the couple of times that renters have unplugged equipment. In fact, Contract Data showed up to reset modems that we were
not aware of being down.

Insurance

Our insurance was renewed with John T. Cook & Associates in May.  It was lower than last year and the coverage is more inclusive!

The Miles family (Steven, Kelley and daughters Laney & Addison) are the new owners of unit 907.

They are from Lincolnton, NC (about 35 miles northeast of Charlotte).  We are glad to have them at Water Pointe I!

Elevator Update

The Board has made a decision about the elevator modernization project.  You can read all about it under the "Building" or "Records" section.  You can click the "elevators" link to take you directly to the secured page.

 

Indoor Pool Surface Cleaning - The pool and hot tub surfaces were cleaned the second week of January.  The acid-washed surfaces make the indoor pool area look new!  So far, the indoor pool project has included re-surfacing the decking, repairing the ceiling, replacing the windows, installing a skylight that opens for venting, a HVAC system to control temperature/humidity, painting the walls & ceiling.  The indoor pool looks the best it has ever looked.   

 

Indoor Pool Leak/Repairs -  All the work was completed with the indoor pool and then a leak was discovered!!!

The pictures below show how the decking was cut to expose the supply line that was leaking.  There was concern that our new decking would looked "patched". They are in the process of finishing the decking surface.  Pictures of the area will be included in the next update.  The repair work has been completed and the pool is holding water.  This is a good sign the leak has been repaired.

 

New Storage Area -The area behind the bathrooms (where the bar is set-up during the HOA party) has been closed off to create a storage area.  We needed a storage area to hold tables, chairs, decorations and various other items. We had most of the materials needed to build the area.  The cost was only $84.

 

Parking Lot Repairs

Back in January a leak was discovered in the parking lot.  There was an inspection and it was determined that a water line that ran from the street to the building (under the parking lot) had a small leak. Several companies were contacted to give estimates on the repair.  Watershed was selected and the cost of the repair was $700. 

There were also concerns with the depressed drainage grates in the parking lot.  They have begun to sink and if you hit them just right in your car you can feel it.  They could also be dangerous if you were walking and accidentally stepped in one.  Since we needed an asphalt company to repair the holes left by the water leak repair, we decided to make the repairs to the grate at the same time.  The old grates were removed, the sides re-bricked for height, filled and leveled with asphalt.  You can see the improvement in the pictures below. The cost of the project was $2,800.00.

Landscape Update

Improvements are being made to the landscape around the large parking lot.  We had grass around the perimeter of the lot and a row of palm trees down the center.  It was decided to add some plantings to make the area a little more visually interesting.  There will be several phases to make improvements to this area.  In the first phase, weed-proof fabric was rolled out to control weeds, hawthornes were planted between the palms, and pine straw mulch was added.  A sago palm and windmill palms were added to the front of the lot along the street.  The plan is to eventually cover the entire area with plants that bloom at different times through out the year to add color.  It was discussed to add additional palms (in the future) on the side of the parking lot that meets the back of the Edge Water Inn.  All the plants (instead of grass) will make this a maintenance-free area.

Snowbird 2010   by Marie Charron - President, WPI HOA

The Snowbird season for 2010 is just about over. We have one family left in residence with all the others safely back home with fond, although cold, memories. This was our coldest winter yet here at the beach with temperatures in the teens on too many mornings to count. There was a lot less sunbathing, a lot less golf and many fewer general outdoor activities this year.

Inside, everything was cheery and warm. The newly heated lobby could not have come at a better time. The Friday night Happy Hours were a huge success and even Wednesday Game Nights were very popular this year.  As in the past, they held Pot Luck Suppers every other Thursday night, with one really special one. On March 11, they held their first Ethnic Heritage Supper where everyone was asked to bring a favorite family dish or other treat based on ethnic heritage. Among the selections, we had Lebanese kibbeh, Canadian tortiere, and German sausage and sauerkraut. It was a lot of fun and absolutely delicious.  They hope to continue this tradition and some are already planning on next year’s menu.

In addition to the regular weekly activities, they held Valentine, Mardi Gras and St. Patrick’s Day dinner parties.  The annual Pizza party also drew a big crowd. An added bonus at several events was the karaoke machine loaned to us from Tammy and the keyboard and vocals of Steve Jones (1004). Both owners and snowbirds joined in some great, and some not so great, musical entertainment.

Overall, it was another great winter at WPI. We should be very proud that our facilities draw such a loyal group of renters. We were filled to capacity most of the winter with long time returning guests as well as newcomers.  In these economic times, it is good to know that owners can count on a profitable winter season.  As the last of the snowbirds rolled out, the first of the Easter Breakers rolled in. We are again almost filled to capacity. The quiet of winter has been replaced with the squeals and laughter of the warmer seasons. The beach is full and the hardiest are swimming.  It’s getting harder to remember the day we were covered with five inches of snow.
