Chimney removal
This past week Baker Roofing cut down the chimneys on the roof, covered the holes and sealed the roof to stop leaking.
This should stop water penetration from going down the chimney flues. This was done after a vote of the owners (100% approval) to close the wood burning fire places.
This will lead to a conversation by the Board of Directors regarding converting the flue closet into owner storage. This discussion will be at the Board meeting on August 25, 2018.
This was done at a cost of about $12,000.

Elevators
This past week the elevator cab on the south side was torn down and rebuilt. This had not been done in over 10-years and was in need of repair.
The colors are quite similar to the north elevator. We are under contract with ThyssenKrupp. The work was done at a cost of around $17,000.
The noise that was heard over the last few months will now go away.

We are continuing to push forward but did have a few issues along the way this week. Everyday the mandatory crew on hand is NO LESS THAN 6 employees, this has been upwards of 11 at times, and 1-2 supervisors on hand as well. Many storage room doors had to have the threshold replaced, along with unforeseen concrete, and stucco repair that was discovered as our crews move through the final drops. Please understand that we are working all 3 drops at the same time. Also, please tell homeowners and guest DO NOT TOUCH THE WET CAULK!!!!! We have placed warning wet paint signs on the doors but have come in two days in a row to find where the previous days work was destroyed by folks tampering with the sealant. The crews that we have tackling these objectives are doing great at picking up the pace to push this closer to finish. We have removed some personnel from the job site due to not meeting the required job pace and they have been replaced with some our strongest guys. Please understand that we are pulling all available assets to this project to push it over the hill. We have had to turn away work and push back scheduled projects just to not lose focus on Waterpointe 1. We greatly appreciate the patience provided and will do everything in our power to get this knocked out as soon as we possibly can.
-We are planning to have the pool uncovered and the area surrounding cleaned up by the 15th of may to allow the pool professionals the requested time to properly open the pool. We will still be working overhead, the stage will still be dropping in the pool area, the HAZARDS WILL STILL BE PRESENT TO ANYONE WHO IS BELOW THE WORKING DROPS AND WE HIGHLY SUGGEST AND RECOMMEND THAT NO ONE BE IN THE REAR OF THE BUILDING DURING WORKING HOURS, WE ARE NOT RESPOSIBLE FOR ANY HARM CAUSED BY NON-D R MOORE EMPLOYEES IN THE WORK AREAS.
-Our crews only have the doors and handrails left to paint on the 3 drop. Once these minor areas are finished the deck coatings will be applied to finish the drop. We thought this drop would have been completed by now but that was not the case due to the additional repairs required.
-The majority of the punch list created by our superintendent and Steve has been completed. We will continue to pay close attention as the final drops are completed to keep any punch items to an absolute minimum.
-all repairs to 306 and 601 have been completed
-the 1 and 2 drops have been gaining ground quickly to be ready for the finishing crew. They have completed adding the concrete overlay to all decks that had concrete removed and final grinding in preparation for deck coatings has been completed. All rust spots in the walls and ceilings have been demo’d and repaired. Stucco repairs have been completed, and only lack the final texture. All the caulk and sealants have been properly removed. And lastly the ceiling repairs are receiving texture application currently. Once the 3 drop is completed the 2nd will be ready for coating and the 1 drop will only be a few days behind once completed all that will be left will be the deck coatings. Our crews will continue to clean there way out and make sure that the finished product will meet all expectations.

I am writing this update to get us back on track with our weekly reporting due to my last report ending on 18th (2 days ago). Since then we have got a solid start on the #3 stack. It has been pressure washed in preparation for coatings to begin due to all repairs being complete on this stack. We are still anticipating achieving our set end date. We will be shuffling our man power and resources for our final push. Additional repair items have been documented for stucco and concrete and will be invoiced accordingly in the upcoming week. And lastly please inform all owners and their guest to STAY AWAY FROM THE STAGING AREA WERE ALL MATERIALS ARE STORED. We are being blatantly ignored as the Waterpointe 1 owners and hear us tell them to stay out as politely as we can and then we see them 5 minutes later going under and around all of our caution and hazard signs. I have literally watched them walk around my guys while working in the area. We have been polite and professional and just ask the same in return.

Update April 19
In a conversation today with DR Moore they are pushing hard to complete the project on time, which was always May 1. That is just a few weeks away and from what we see it might be complete by the end of the first week of May or the next week.
They believe from what they see, Jackhammering is done and the focus is to finish the floors. What will delay the floors is damp mornings and rain. Each coat of paint needs to dry before the next. Next week there is rain in the forecast. Clearly you cannot paint with rain.
We are on them every day to get complete and I can say they really want to get off this project. We will be at the mercy of weather as we always have been. Those 3 Nor’easter’s did not help us.

Good Afternoon,
We hope that everyone is doing well. We have been making strides to push this last leg of the project. Additional crews have been assembled and we will be tackling multiple stacks at a time in order to push this project through the final stages. We have run into some additional stucco and concrete repairs that were above and beyond the estimated damage. We will invoice and submit this week for what we have repaired thus far. We have completed all known repairs requiring jack hammers. If more is found then we will break them back out but until then we plan on keeping it somewhat more quiet. Please keep folks off of decks during working hours. I have watched more than once folks walk out poke there head out and look up to see what is going on. That’s an easy way to get your head knocked by unexpected debris, loose tool, etc. We want to ensure we keep everyone safe and can only do this by restricting access to our jobsite. This includes our staging area on the south side. All day long folks are moving our caution tape and easing through. We are not responsible for obvious disregard to caution signs. We are pulling the crew together and using all resources to keep this project on track with our timeline. Have a great week.

Our crews have been steady on task and we have brought on more team members to help push us through the completion of this project. Board member Margaret Howell and myself walked through the 5 stack to document a final punch list. There were very minor items found that need attention that will be completed in the upcoming week. We are expecting to be completing the 4 stack in the next week as long as the weather permits. We have a crew completing prep work on the 3 stack to expedite the finish crew coming through. Our concrete guys have almost finished all demo on the 1 stack. We are going to be complete in the next couple days and will totally dedicate all hands to finishing steps on the remaining drops. The concrete process is the most time consuming and once finished we expect momentum to gain speed. We still feel we are in line with our schedule. We will reach out to the board upon completion of the 4th stack to request a board member to assist in the punch list walk through. We hope everyone has a safe and blessed Easter holiday.

We have a solid week of production. We have been focusing heavily on final concrete demo/repair in hopes to punch out an important phase of the project. We have completed concrete demo all the way through the 2 stack and our guys have finished all but the final deck coating on the 5 decks and expect to be pushing forward in the next week if the weather holds out. The 5 stack will be inspected prior to completion. We will be adjusting swing stages to accommodate work platforms to extend to the 1-4 drop. The 4 drop has received a solid prep prior to make transition from start to finish as time efficient at possible. We hope everyone has a safe and happy St. Patrick’s Day and we will continue to strive to push this project through the finish as quickly as possible.

Update March 9, 2018
Our guys have not lost any momentum this week. They are to the final phase of the 5 stack. Only thing left for this drop is the deck coatings. The commercial grade Sika deck coating material we are using was ordered well in advance but the basecoat was placed on a week long back order. We will have the remaining material this week. Also enough has been ordered to finish out the project to avoid another hiccup as this. This was not a valid option prior because of cold weather conditions. Our guys have not let that hold them up though. The 4 stack has began its painting phases the caulking has been completed and they ceilings are currently being tackled. Our concrete crew is pushing through to get all problem areas chipped or grinded out so we can at least work and maintain a noise level that is not echoing through the building by the time we are celebrating easter. Please continue to pay attention to all hazard and area closed signs. THE BACK DECK IS STILL CLOSED!! We have had folks attempting to walk through our staging area to sunbathe beneath our swing stages. Doesn’t seem like a good idea when we still have large pieces of concrete coming off of the back decks and winds gusting 20-30mph most of the week. We are pushing as hard as we can to complete this project and the most important thing is keeping our crew along with you and your guests safe.
***306 did have damage found by the glass company in the wall between the rear sliding door and the storage room wall. The track was completely gone. We had our framers go up and demo the wall, then reframe, add insulation, and finish with drywall/densglass. We will finish stuccoing this in the upcoming week and will update accordingly.

Update March 3, 2018
Good Morning, we have had very productive past two weeks. We were visited by the city building inspector twice and all was well and on track. Also, a follow up walk through of the 6 and 7 stacks was conducted with Myself and Mrs. Margret. We did find discrepancies that needed to still be attended but in defense only one or two were on the current punch list. Since then all discrepancies have been addressed and repaired. The 5 stack is complete all except for deck coatings. This will be inspected for punch list items prior to deck coatings going down. The 4 stack has had all repair concrete work completed and ground and is ready for our finish crew to come through and complete the caulk, paint, and decks next. All exterior wall demolition, replacement, and exterior stucco has been completed. We will be working at as haste of a pace as possible between our crews to push to completion. We have been fighting the wind a lot here lately. Please continue to restrict access to the balconies. We are still grinding and chipping concrete and with the wind whipping like it has it still poses a serious hazard. Thank you for your cooperation.

Update February 16, 2018
We are gaining a lot of ground and momentum to push to completion. We have had some strong winds but pretty good weather over all. Our crews did get tied up a bit finishing final repairs on the 5 stack but are still on track to begin painting in the upcoming week which will then be followed by deck coatings. The concrete crew has completed most of all demo of damaged areas through the 3 drop and have begun on the second as well. We received more material and they also went through and finished the rebar coating and concrete repairs on the decks and will be finishing the overhead repairs this week for a seamless transition for our guys on the finish crew. Lastly our stucco crew has finished the exterior application on the 1 stack and will be completing the 2 stack in the upcoming week. This will finish all exterior storage room wall repairs and will only lack final paint for finish. We are working hard to turn your property back over ASAP.

Update February 10, 2018
We have a solid week on site. We were able to get a great deal accomplished this week. Our Demo crew has finished ALL exterior wall demolition on ALL STACKS. They were also able to finish with the drywall and dens glass exterior. Our stucco crew will be falling in behind them in the upcoming week if the weather holds out for us. Our concrete demo crew has been pushing hard and has completed demo on the #4 drop and will be pushing through the 3rd drop. These guys are doing a great job and making the most of every manhour, they don’t stop for weather and show up every Saturday. Our 3rd crew is taking care of all other phases of the 5 drop and are planning to be laying deck coating in just a few days if the weather holds up. We are doing our best to get your property back in tip top shape, so you can begin to welcome guests and renters ASAP.
We had a chance to sit down with Tim and Steve on Saturday February 9, 2018. A punch list was discussed and will be addressed prior to Steve’s return to inspect on February 23, 2018. We will continue this process as stacks are completed to ensure nothing slips through the cracks and we are presenting you the highest quality of finished product we possibly can.
Please ensure all owners have their balconies and storage closets clear of personal items. This is included in every week’s update since we have begun and still my guys are having to stop and address this. If the board had asked us to do something this simple repeatedly for MONTHS I seriously doubt they would still be asking as politely as we are for your cooperation. We have not charged for all the manhours that have been wasted moving these items. If that would have been the case I seriously doubt we would still have to address this. We simply do not want any unhappy owners upset about damage to their plastic lawn furniture.

Update February 2, 2018
We have been rebuilding a lot of momentum this week. We have finished the #6 stack and moved the stage to the last drop area and begun demo and repairs on the #2 stack. Our concrete crews are addressing the required repairs on the #3 and #4 drops, using our middle swing stage. Our last stage is on the #5 drop addressing the final repairs, painting, and deck coating systems. By having the crews working in this order, on their specific phase keeps everyone moving efficiently. First demo crew, 2nd stucco crew, 3rd concrete crew, and 4th paint and deck coating crew. We cannot interrupt this cycle due to accessibility of working area and feasibility of the phase of work. If we removed all the concrete at once we would then have exposed rebar and trip hazards across the site. We would then be at the mercy of the weather before replacing with new material. Also, the swing stages are not high-speed elevators, with, we can’t just drop guys off on balconies and come back to get them, it takes two men to operate the stage, so now we would have stopped 3 guys from working when only one of them were at a stopping point but just needed a ride down or up. We will not be changing our process in any form unless it is a safety issue, or we are working around weather conditions. We are now really regaining our pace that was so strong prior to the past few weeks unforeseen speedbumps, and we do not want to waste any productive man hours. Please ensure all owners have their balconies and storage closets. If we must remove personal effects from balconies we will cease production and bring them to the ground. We are not a moving company and we are not going to burn our man hours returning these items. The homeowners can then retrieve their items from the ground floor level. WE ARE NOT RESPONSIBLE FOR ANY PERSONAL BELONGINGS LEFT ON THE BALCONY OR IN THE STORAGE CLOSETS.

Update February 2, 2018: Additional concrete damage not in budget as it was hidden under tile or other finishes
Good Afternoon, This is being sent to address the balcony deck phase of our current project in which tile or stamped concrete has had to be removed. Also, this will address any additional concrete repair that was not able to be inspected until the decorative finish was removed.
The following units have had the decks demo completed as required in preparation for new deck coating. Some of these areas also required additional repair. These were not able to be inspected until decorative finish was removed.

We hope all is well with Water Pointe 1 owners and management. We have had an eventful past few weeks. We have had to overcome many obstacles from every angle. The weather this month has played a major role in what phases of the oceanside wall project could be accomplished. Every coating system being used on the decks, walls, and ceilings has application requirements. Our crew are not simply day laborers they are skilled in these systems and know when it is time to shift gears due to temperature. Also, we were faced with an unexpected inspection process that forced a pause in the project to prove our innocence when our company’s credentials were questioned. The findings of the local building officials found the contractor, scope of work, and approved repair methods was well within code, we also ensured our permits cover all phases of this project, and are posted on the front door. We hope that our homeowners can find comfort in the findings and rest assured that the company that is restoring your investment is licensed, insured, and proficient in this field of work. We have our crews back on site and are pushing hard to make up for lost time. The better the weather the more we can complete. We are taking advantage of every available asset to ensure we meet the target completion date.
**Also, the property manager, Ms. Tamela Marion, escorted Mr. Dan Moore and myself to the 6th floor (outside of 602/603) on the entrance walkway to bring the concrete brow/ceiling damage to our attention. We will have on our crew members address this issue while we are on site. This will be invoiced separately so not to interfere with the current project and agreed upon contract.
The 7 stack is complete. (a note from the Board: This is not complete until we the Board do a final inspection)
The 6 stack: Most of the deck coatings have been complete. Working through final punch list. We have also utilized this stage to access the 5 stack with 2 crews. Once all punch list items are completed the stage will be moved to the final drop at the 1 stack.
The 5 stack: The texture has been applied to all of the ceiling concrete repairs, and primed. The crews have begun painting which will be followed by deck coatings, and final walkthrough
The 4 stack: We have been hard at re-pouring concrete when the weather has permitted. We have repaired a lot deck and the material is not an easy task to move to this area. Everything must be carried up a ladder to the pool roof to then be loaded to the stages. We will be continuing to gain ground in preparation for coating systems.

On January 12, 2018 Tim Miller, Steve Boheler, Margaret Howell, Tammy Marion and site supervisor Jose performed an informal inspection of the DR Moore work on the 6th and 7th stack. In general the work is well done and within the scope of what we have agreed to pay for. Not all units were inspected as some were locked, others were taped shut from the outside so they cannot be open. This was not a final inspection but a work in process inspection to start a punch list. All units will go through this inspection as well as a final inspection. Attached is the punch list.

We hope everyone had a very Merry Christmas also we would like to wish everyone a happy and safe New Year holiday. Our crew will be recognizing the holiday and will not be working Monday as previously discussed. We will however return Tuesday and continue chipping away at this project.
The 7 stack is complete.
The 6 stack: All painting and repairs have been completed. We still are working at the deck coating phase of this project. Unfortunately, this is one of our materials that requires favorable conditions to properly apply. We have had very cold temperatures this week and have prevented us from completing this phase as planned. We have however taken down the 1st swing stage to move it to the 1-2 stack. We are able to modify our 2nd stage that is on the 5 stack to still allow us access to finish deck coatings.
The 5 stack: all concrete repairs have been completed. The crew has spent all week finishing the ceiling concrete. This process is more in depth then simply pouring concrete on the ground. This process requires a series of “lifts” to achieve the proper adhesion and thickness for a quality finished product. In conjunction with this our crews have begun some of the small ticket items in preparation for the waterproofing phase.
The 4 stack: We have begun stucco repairs. We have also begun to address the concrete repair. Soon as our crew begins waterproofing the 5 stack they will shift here and complete all repairs.

4-5 exterior wall- stucco complete, reached appropriate cure time and is ready for prime and paint. This will be completed once our balcony walls are ready to ensure so we are getting the most out of every man hour.
3-4 exterior wall- demolition and restoration of exterior wall system has been completed. Our Stucco Crew began the initial phases of their system on Thursday and should be complete early in the upcoming week.
3-2 exterior wall- we will be adjusting our stage currently on the 3-4 wall and will then have access to begin the phases associated with this phase
1-2 exterior wall- we will be hanging the stage for this drop in the upcoming week.
Once again, we wish everyone a happy and safe New Year’s celebration. We will continue to work tirelessly to push this project towards completion. We are on schedule on all phases for our projected timeline and will continue to push our crew to finish as soon as possible. Please remind all homeowners and guests to remove any personal effects from closets in the 1-2-3 drops. And finally, please remind folks to STAY OFF THE BALCONIES WHILE OUR CREWS ARE ON SITE. I have personally witnessed almost DAILY folks poking their heads out trying to see what is going on. This is extremely dangerous. If a tool or piece of debris falls from 50ft above you, it is going to ruin your day. We strive to maintain a safe environment, and this can only be achieved with your cooperation.

We have been moving at a steady pace this week. We kept our crews utilizing all 3 stages chipping away at this project. We will be recognizing the Christmas holiday this week. Our crew will not work Sunday as usual, but will also be off the Monday of Christmas day. We will return to normal schedule Tuesday.
The 7 stack is complete.
The 6 stack: All repairs have been completed, all walls and ceilings have been painted, all caulk has been removed and replaced, all doors and hand rails have been sanded and are ready to paint and weather permitting we plan to tackle the deck coatings next week. This will be the last large task for this stack. Once all final finishing touches and inspection are complete the stage will be moved to the 1-2 drop.
The 5 stack: all concrete repairs have been completed. This includes ceiling and deck concrete removal and our crews only have a small bit to finish pouring. With this being complete we can move on to the waterproofing phase of this stack. There was more estimated concrete repair on this stack than any of the rest.
The 4 stack: We have begun stucco repairs, we have also begun to address the concrete repair. Soon as our crew begins waterproofing the 5 stack they will shift here and complete all repairs.

4-5 exterior wall- stucco complete, reached appropriate cure time and is ready for prime and paint.

We hope everyone is doing well this holiday season. Our team has been doing a great job moving forward in this project. They understand the value of good weather and have trying to take full advantage of it this week.
The 7 stack has reached completion. The deck coating system has been completely applied. This was a very time-consuming process. The system requires 4 individual layers to be properly applied to achieve the maximum benefit of the system. It looks amazing and is a finished product built to last. Final trim and walkthrough was completed. Our crew has begun to breakdown this stage to transition it to the 3 stack.
The 6 stack is coming together quickly. We are working to complete balcony paint to be ready to start the deck coatings soon as possible. We have completed all repairs on this stack and are now just working through the actual waterproofing stage of this phase of the project.
The 5 stack has not been an easy task. We have had guys non-stop working on all overhead and deck concrete repair. Our guys have been on the working end of jackhammers and commercial grinders daily. All concrete repair pours have been completed on this stack. Our crews began prepping for waterproofing stage once this was completed.
Demolition of the 3-4 storage room exterior wall has been started and we are expecting to be ready for the stucco crew early in the week. On this stack we have already pushed our concrete crew over to begin prepping concrete. This stack has had A LOT OF PERSONAL ITEMS IN THE CLOSETS. These closets were crammed full of personal effects. Our crews have remained courteous and professional upon each unscheduled stop in work to clean out closets. We once again ask the homeowners to remove ALL Personal items from balcony storage closets. If two workers have to spend 15 minutes removing items from a closet then the same to put them back so they are not responsible for damage from the conditions, That’s a ½ of a man hour per worker. So that’s 1-man hour total between the 2 workers. If we have just 4 of these in a stack that’s 4 man hours or half of a paid workday wasted instead of completing the job at hand. We have and are currently doing everything within our power to push forward as quickly as possible. We are grateful for all the cooperation of all the homeowners and just ask to please readdress the personal items. This may seem like a simple request but as illustrated a small slowdown can cause a large hurdle in a productive workday.

We have had a challenging work week with the current weather conditions. We have been pushing through the hurdles though to keep making progress.
On the 7 stack we are 2 solid work days away from completion. The only thing that we are waiting on is dry conditions. This will allow us to tackle the deck coating and this stack will be complete and allow us to move this stage to access the 3 stack.
Our Crew has been hard at the 5 and 6 stacks as well. We have been working diligently to complete the concrete repairs on the balconies. This stack had a lot of areas that needed serious attention, but this was not extra costs due to being part of the updated estimate square footage. The balcony stucco repair has been completed and ready for paint. We are hoping to be near completion of this stack in the upcoming week. The exterior storage room walls are complete and ready for final waterproof coating. Our goal with weather permitting is to complete the painting of the exterior wall, balcony walls, hand rails and be ready for deck coatings.
On the 5 stack our crews have been hard at the concrete repair on the ceilings and decks. The exterior storage room wall is ready for stucco we are just waiting on dry weather. This will be completed and in the curing phase by the end of the week. The pause for weather will allow us to gain the ground lost of the lack of 3rd swing stage that slowed progress earlier on in the project. It is our goal to have our stucco crew back on track this week. Once they have finished the final texture on the current drop we aim to have the next section ready for them to continue moving forward.
Please note that all the materials we are using are of the highest quality and have restrictions on surface conditions for proper application. For example, to complete the deck coatings, we require the concrete to be completely dry to ensure we are applying in accordance with warranty requirements and will get every bit out of the life expectancy of the coating. Our Stucco, sealant, paint, and concrete repair material has similar requirements. Even on rainy days we still have a crew on site working diligently to complete what they can or make sure we are appropriately prepped for the next day, such as grinding or sanding surfaces. This has been a very noisy week as we have had our crews working hard on the concrete repairs, this is a time-consuming process. We understand that the noise echoes through the building and we greatly appreciate everyone’s understanding and patience of this inconvenience. There were a few small spots of concrete brow on the upper levels that required attention, but nothing was deteriorated as severely some of the past areas where they were breaking away. We plan on moving on to the paint process soon as the stucco has reached the required curing period.
On the third drop our crews picked right up where they left off. The remaining exterior wall was removed. Just as was done in the past two drops, we completely reframed and closed in from the drywall to the dens glass. Our stucco crew was on site today starting first steps of the stucco system, so they will begin applying material first of the week. We are hoping to push through and finish the first drop completely and move the stage to the 4th drop within the next week.
We appreciate all the homeowner’s cooperation in removing their personal items from balconies and closets this week. Please ensure that everyone else in the next drops cooperate as well. We have had a great week of weather and have taken full advantage of it. This morning I counted no less than 12 members of our team between all 3 stages working hard to complete various projects. Our crews have worked nonstop to keep up the forward momentum of the project.

Update November 24, 2017
We hope everyone has had a great thanksgiving holiday. Just as discussed, we worked this week as normal except Thursday was taken to off to recognize the holiday. Today we still had a crew of 3-5 throughout the day.
On the 5&6 stack our crews have primed and repaired all concrete issues. We have reached the point where the stucco has had time to properly cure and have begun the first layer of the paint process. We will first paint with a tinted primer then come behind it and apply another 2 coats to reach a finished product.
On the 4 stack all demolition was completed, the metal framing was replaced, and the interior dry wall was installed. Our stucco crew came in seamlessly and finished the first layers of material and has reached a point of working on the texture finish.
We hung the 3rd stage this week. Our crew has working at a solid pace removing the exterior wall for the first 4 floors. These sections were framed and closed in with dens glass and dry wall. Typically, we do the whole stack demolition, then frame up, and close in on the way down. Since the weather was expected to be less than dry on our scheduled holiday break we decided to wait for full demo. We will have the rest of this stack completely removed and replaced this week. We hope to have our stucco crew falling in directly behind our demo crew.
We are pushing to the final steps of the 1st drop so we can keep moving our working platforms across the project. There are multiple balconies that still have personal effects on them. This causes one more thing to slow our crews down. We are working hard to complete this project in a swift proficient manner and your cooperation is greatly appreciated. We are steadily moving through this project at a solid pace. Our crews have worked tirelessly to work around all obstacles and continue to gain ground.
Our crews finished all remaining parts of the exterior wall system that ties the side wall into the storage room doors for the 2nd drop. We were hoping to have the 3rd stage hung at this point so there was no back tracking but instead we have been forced to stop further demo and wall system replacement due to lack of access by stage. We have moved our demo crew back to the 1st drop (6th & 7th stack) to push towards completion of the drop so it will free up this stage, so we can continue prep for our stucco.
Unfortunately, just as was pre-warned, the lack of a 3rd stage has prevented us from properly preparing our next stack for the stucco team. This is now approved with the new schedule. This is going to push our stucco guys back approximately a week. We tried to avoid this bottleneck effect by reaching out to the board last week for approval on the 3rd stage.
Our stucco crew has completed the entire base system for the exterior stucco on the 2nd drop (5th stack). We are expecting the first coat of stucco to be complete today Friday the 17th. This will position them to be complete with the second layer early next week. Please understand that the stucco must cure for a week prior to final waterproofing/painting.
We will be recognizing the Thanksgiving holiday on Thursday and will be running a skeleton crew in the days surrounding the holiday, so if it seems there are not as many crew members on site please understand they too have families that deserve their time.
A new contract has been submitted to the board and requires approval and signature. This has been submitted just to make sure we are meeting all the expectations of the project at hand. We strive to maintain a healthy relationship with our clients, and this is best accomplished when there is a clear and concise understanding of the scope of work and appropriate restoration procedures. We want to make sure we are maximizing the manpower and resources at hand to push this project to completion. The only way to do this is with a mutual agreement on all aspects of the whole task at hand.

We would like to start by saying Happy Veterans Day to all our service members.
This has been steady week for us. Our stucco crew has completed all exterior stucco application on the 6th/7th stack walls including texture and two base coats. The stucco crew is on track to begin the 5th stack on Monday.
Our demo crew has completed removing all the exterior skin on the 5th stack. They encountered extremely deteriorated brow concrete on the top 3 floors which resulted in them completely breaking away from the building during demolition due to extensively corroded rebar. Thankfully no one was hurt as the concrete fell, but once again this is one example of how imperative that our job site area stay clear of bystanders. This concrete has been properly prepared, framed, and poured to complete a proper repair. The metal framing, drywall and exterior dens glass has been completed in preparation for our stucco crew to move along with delay.
We are now in the position to finalize the 6th/7th stack. This includes final paint and deck coating. This stack must be 100% complete before we are good to move the swing stage to the next drop.
We have brought in another stage to help expedite the multiple projects D R Moore Company is currently engaged in.

This has been a very busy week. We have pulled every available resource to help push this project through in a timely manner.
On the 6th/7th stack our stucco crew has completed all ground work for the base of the material. We are expecting that all required coats of stucco and finishing texture will be complete in the upcoming week. Also, our crew is pushing to have the next drop ready for them to keep pushing through.
On our second drop the 5th stack we have completed all demo of existing stucco and exterior wall. This wall looked apples to apples with our 6th/7th stack in terms of existing condition. The metal studs were corroded severely, also this stack has the challenge of the chimney stacks in the closet wall. The moisture that was trapped in these areas did have a significant effect on the structure. During demolition of metal studs, we had pieces of concrete brow on the exterior edge literally breaking off due to the interior rebar no longer being present. The rebar had completely corroded away and caused the concrete to crumble. Our crew is working hastily to complete the appropriate repair to ensure the integrity of the structure prior to finishing the steel framing in these areas. We are pushing to have the 5th stack completely ready for our stucco team in the upcoming week.
We have blocked off entrances and access to the work area but continue to have a few folks wonder through. Please make it known to any guests or homeowners that may not be aware of the hazards at hand. We have gentlemen working 9 stories up and falling debris is why we have made this a hard hat only area. We want to ensure we are doing everything in our power to maintain a safe workplace and part of this is by protecting bystanders from overhead hazards by closing off all access to our current jobsite area. We sincerely apologize for any inconvenience and are working diligently to complete these areas, so they may be reopened and enjoyed as they are meant to be.
And lastly the 5th stack is going to help give us a more updated time line for the rest of this project. Soon as we can provide more updated accurate information it will be provided. WATERPOINTE 1 BEACH FRONT REPAIRS:
Good Afternoon, we have covered a lot of ground this week on the project. On the 6th and 7th stack all remaining stucco has been properly removed from the building and just as we expected the damage from the corrosion on the metal framing was substantial all the way up through each level. All metal studs and track systems were removed to include an 18” section of side wall tying into the storage room access doors. Along with this our crew has completed installing all steel framing for the 6th and 7th drop. We have framed all the way to the storage room doors so that the exterior wall is properly anchored and supported.
Once again, we had Tony Kyzer come and put eyes on the project once all the damaged material had been removed so he could maintain a clear vision of the job at hand. He was in agreeance with the decision to replace all the studs in this stack due to low gauge of original metal and the excessive corrosion damage. We went over all installation procedures and requirements. Mr. Kyzer and D. R. Moore Co were perfectly in line with each other on current and planned repair procedures.
All accessible balconies were re inspected by: Water Pointe I HOA Board member, Water pointe I Property Manager, D. R. Moore Foreman Jose, and D. R. Moore owner. There were more concrete repairs found that will be needed after a proper inspection of the balconies conducted by “sounding” the decks to search for voids or damaged concrete. There were many balconies that were not inspected due to inaccessibility once these are inspected we will be able to provide an updated square footage for deck repair.
A second swing stage was hung to begin our next drop as was discussed in the board meeting on October 20th. Demo has begun on this drop and we are making progress.
We will begin having exterior finish material applied in the upcoming week which will get us much closer to completion of this drop.
We are currently working on a timeline per drop for the HOA, so everyone can be on the same page and plan accordingly. This is due to extensive unforeseen damage that has created a small hurdle in our timeline. But rest assured we are utilizing all resources to keep this project advancing towards completion as quickly as possible. With this being said we still make it a priority that all work is completed in the manner that is correctly required. No corners will be cut and the final product you will receive will be the quality that you can expect from 35 years of experience. We greatly appreciate your patience and cooperation as we push through the project.

To let you know, this week went well. We have completed the concrete demo for the most part on the 6th and 7th stacks. We will be prepping the concrete this week and pouring the new concrete. This will take a good part of the coming week. We need for everyone to not walk on the new concrete so it can set-up as needed.
We have found some rust on the bottom of some of the closet walls. We will be doing the thru-wall work in the coming weeks and will let you know how much needs to be replaced and on what units they are in.

As you know the work on the 6th and 7th stacks has begun. We have been working on the concrete demo for the ceiling and the floors. And have found more slab edge repair on the 7th stack than we planned. This work has been repaired and we had to install some new rebar to better the concrete in this area. We have found some concrete repairs in the closets that we have been able to access.
We will keep moving forward with the repairs on the 6th and 7th stacks as the week moves forward. We are taking photos of each balcony as we work on them. I will get you copy’s as we move forward with the work.

UPDATE Sept 16, 2017 Update #1
Good evening Owners of Water Pointe I,
The Ocean side project has begun as of Wednesday September 13, 2017. DR Moore will be using the Loading Zone and the other two parking spaces to use as a work space. DR Moore’s work trailer and a dumpster will occupy the Loading Zone and parking spaces. They will also use the two parking spaces under the building for the work trucks. The Deck area on the south end of the beach side will be closed while work is being done. Currently the units ending in 6 & 7 are under construction.

Update November 11, 2017
We would like to start by saying Happy Veterans Day to all our service members.
This has been steady week for us. Our stucco crew has completed all exterior stucco application on the 6th/7th stack walls including texture and two base coats. The stucco crew is on track to begin the 5th stack on Monday.
Our demo crew has completed removing all the exterior skin on the 5th stack. They encountered extremely deteriorated brow concrete on the top 3 floors which resulted in them completely breaking away from the building during demolition due to extensively corroded rebar. Thankfully no one was hurt as the concrete fell, but once again this is one example of how imperative that our job site area stay clear of bystanders. This concrete has been properly prepared, framed, and poured to complete a proper repair. The metal framing, drywall and exterior dens glass has been completed in preparation for our stucco crew to move along with delay.
We are now in the position to finalize the 6th/7th stack. This includes final paint and deck coating. This stack must be 100% complete before we are good to move the swing stage to the next drop.
We have brought in another stage to help expedite the multiple projects D R Moore Company is currently engaged in.

This has been a very busy week. We have pulled every available resource to help push this project through in a timely manner.
On the 6th/7th stack our stucco crew has completed all ground work for the base of the material. We are expecting that all required coats of stucco and finishing texture will be complete in the upcoming week. Also, our crew is pushing to have the next drop ready for them to keep pushing through.
On our second drop the 5th stack we have completed all demo of existing stucco and exterior wall. This wall looked apples to apples with our 6th/7th stack in terms of existing condition. The metal studs were corroded severely, also this stack has the challenge of the chimney stacks in the closet wall. The moisture that was trapped in these areas did have a significant effect on the structure. During demolition of metal studs, we had pieces of concrete brow on the exterior edge literally breaking off due to the interior rebar no longer being present. The rebar had completely corroded away and caused the concrete to crumble. Our crew is working hastily to complete the appropriate repair to ensure the integrity of the structure prior to finishing the steel framing in these areas. We are pushing to have the 5th stack completely ready for our stucco team in the upcoming week.
We have blocked off entrances and access to the work area but continue to have a few folks wonder through. Please make it known to any guests or homeowners that may not be aware of the hazards at hand. We have gentlemen working 9 stories up and falling debris is why we have made this a hard hat only area. We want to ensure we are doing everything in our power to maintain a safe workplace and part of this is by protecting bystanders from overhead hazards by closing off all access to our current jobsite area. We sincerely apologize for any inconvenience and are working diligently to complete these areas, so they may be reopened and enjoyed as they are meant to be.
And lastly the 5th stack is going to help give us a more updated time line for the rest of this project. Soon as we can provide more updated accurate information it will be provided. Once again, we greatly appreciate the patience, cooperation, and hospitality of Water Pointe 1 homeowners and guests. WATERPOINTE 1 BEACH FRONT REPAIRS:
Good Afternoon, we have covered a lot of ground this week on the project. On the 6th and 7th stack all remaining stucco has been properly removed from the building and just as we expected the damage from the corrosion on the metal framing was substantial all the way up through each level. All metal studs and track systems were removed to include an 18” section of side wall tying into the storage room access doors. Along with this our crew has completed installing all steel framing for the 6th and 7th drop. We have framed all the way to the storage room doors so that the exterior wall is properly anchored and supported.
Once again, we had Tony Kyzer come and put eyes on the project once all the damaged material had been removed so he could maintain a clear vision of the job at hand. He was in agreeance with the decision to replace all the studs in this stack due to low gauge of original metal and the excessive corrosion damage. We went over all installation procedures and requirements. Mr. Kyzer and D. R. Moore Co were perfectly in line with each other on current and planned repair procedures.
All accessible balconies were re inspected by: Water Pointe I HOA Board member, Water pointe I Property Manager, D. R. Moore Foreman Jose, and D. R. Moore owner. There were more concrete repairs found that will be needed after a proper inspection of the balconies conducted by “sounding” the decks to search for voids or damaged concrete. There were many balconies that were not inspected due to inaccessibility once these are inspected we will be able to provide an updated square footage for deck repair.
A second swing stage was hung to begin our next drop as was discussed in the board meeting on October 20th. Demo has begun on this drop and we are making progress.
We will begin having exterior finish material applied in the upcoming week which will get us much closer to completion of this drop.
We are currently working on a timeline per drop for the HOA, so everyone can be on the same page and plan accordingly. This is due to extensive unforeseen damage that has created a small hurdle in our timeline. But rest assured we are utilizing all resources to keep this project advancing towards completion as quickly as possible. With this being said we still make it a priority that all work is completed in the manner that is correctly required. No corners will be cut and the final product you will receive will be the quality that you can expect from 35 years of experience. We greatly appreciate your patience and cooperation as we push through the project.

This will take a good part of the coming week. We need for everyone to not walk on the new concrete so it can set-up as needed.
We have found some rust on the bottom of some of the closet walls. We will be doing the thru-wall work in the coming weeks and will let you know how much needs to be replaced and on what units they are in.

And have found more slab edge repair on the 7th stack than we planned. This work has been repaired and we had to install some new rebar to better the concrete in this area. We have found some concrete repairs in the closets that we have been able to access.
We will keep moving forward with the repairs on the 6th and 7th stacks as the week moves forward. We are taking photos of each balcony as we work on them. I will get you copy’s as we move forward with the work.

Good evening Owners of Water Pointe I,
The Ocean side project has begun as of Wednesday September 13, 2017. DR Moore will be using the Loading Zone and the other two parking spaces to use as a work space. DR Moore’s work trailer and a dumpster will occupy the Loading Zone and parking spaces. They will also use the two parking spaces under the building for the work trucks. The Deck area on the south end of the beach side will be closed while work is being done. Currently the units ending in 6 & 7 are under construction.

Inspection report 08.2018
Hot Water Heaters
Hot Water Heaters were inspected in many units last week. The Board apologizes for the lack of notice and will correct that with a Board Resolution and notification of an SOP (Standard Operating Procedure) to MPM.
Why this was never a requirement before I cannot answer, we can only fix it now. We found some water heaters over 20-years old which is concerning, as age is one indicator of potential failure. It is not the only one.
We will be notifying any owner with a water heater over 10-years of with their specific age individually.
It is not a requirement that these be changed and it is up to every homeowner to consider there own circumstances.
We do encourage anyone who has a Hot Water Heater over 15-years to replace it with a new one.

HOA Survey results from owners Feb 22 ’18
In February we performed a non-binding survey to the owners on the chimney. The results were quite overwhelming. 98% of the owners that responded did not want to pay to replace the chimney flues. Here are the survey results.
